What we do...

Block Safe are here to support managing agents ensure their portfolio is, and remains, compliant with current health & safety regulations.

 

Those responsible for managing blocks have a legal responsibility to ensure the health & safety of those living, visiting & working on site, and must undertake regular site visits to ensure the ongoing safety & compliance of each property.

 

We will undertake the following responsibilities on your behalf:-

 

  • Annual fire risk assessment by a 3rd party accredited fire risk assessor 

  • Annual health & safety assessment of all common areas 

  • Annual asbestos management survey of the internal common parts 

  • Annual fire extinguisher maintenance

 

We will also undertake MONTHLY site visits to ensure ongoing compliance that includes:-

​

  • Checks of common areas, service risers & plant areas to ensure areas are free of storage or obstructions

  • Inspection of lobby and other fire doors to ensure they are undamaged and working effectively.

  • Emergency lighting inspections

  • Fire alarm / A.O.V system inspections

  • Dry riser inspections

  • Fire extinguisher inspections

  • Our surveyors will also report any new external or internal building damage.

 

Block safe will maintain a site log, including supporting photos, which will be available via the online client portal, so you can effectively monitor each site and quickly demonstrate compliance with relevant health & safety regulations.
