Fire Risk Assessors Certification Scheme (FRACs)

FRACS is the ONLY third party UKAS-accredited certification scheme in the country that proves an individual fire risk assessors technical competence and provides a powerful demonstration that the Responsible Person or Managing Agent has satisfied due diligence when appointing a fire risk assessor.

FRACS accredited assessors must have extensive experience of fire safety in a range of building types including sheltered housing, Hotel’s, HMO’s, office blocks, leisure centres, industrial units and high rise residential blocks.

They understand building construction and fire strategy and can identify where the original fire protection has been breached by subsequent changes or poor maintenance; they also understand the limitations of existing buildings of different ages and how to achieve and maintain a reasonable and adequate level of safety.

Asbestos management surveys

An Asbestos Management Survey is a non-intrusive survey carried out in accordance with HSG 264 and aims to locate any asbestos containing materials (ACM’s), so that relevant materials can be identified and managed.

These reports are required for the common parts of flats.

The surveyor will undertake an non-intrusive survey of the common areas, and where necessary, take samples that will then be sent to a UKAS accredited laboratory to be tested.

The results of the asbestos management survey are then used to produce a report which contains the asbestos register and asbestos management plan
